What are your requirements for tenants?

We require a minimum of three times the rent in income. For houses that all utilities are paid by the tenant, we require four times the rent in income. Why? We want our tenants to live comfortably and have no issues paying their bills when utility bills may be higher. 

We do not rent to anyone evicted in the last 5 years. For all other previous evictions, we require a double deposit.

Some pets are considered, but not all properties are pet friendly. We have to think about other tenants in the building. Our insurance does have a list of pets not allowed. If your pet is considered, there is a double deposit and a monthly fee. The deposit is refundable minus damages at the end of the lease term. The monthly fee is $25 a month/per pet for pets under 25 pounds and $50 a month/per pet for pets over 25 pounds.
